"Our closing was a true 2020 closing! The original buyers for our property stated they were cash buyers (we had multiple offers so of course cash is king), they even had their bank send over a letter of guaranteed funds - only to find out that they actually didn’t have the funds two weeks into the transaction. Our realtor was immediately on this and we soon had a backup offer from one of the other potential buyers. The first buyers had requested a 45 day close so once that had expired we went ahead with the backup offer. That transaction went pretty smoothly with only a few minor hiccups - all handled professionally by our realtor Tim Bush. Tim also helped us close on 5 acres - which was a mess that involved TXDOT, encroachment on the property that had to be settled prior to, closing dates changing multiple times because of the seller and the title company getting the wording correct. What was supposed to close September 25th closed (finally!) on November 6th. THIS is why the realtor you choose is so important! Tim has been our realtor for the last 5 properties we’ve closed on and we wouldn’t use anyone else."
